Valhalla Letter


Our apologies for the bad scanning of the letter. Note, Stokes probably wrote this thing. The text of the letter is as follows:

		Re: John Stokes
		
		The Montana Department of Transportation and an independent appraiser values the land
		only at 2995 Hwy 93 South at 1.1 million.
		Water and sewer are being installed during the constructin Hwy 93, which will begin
		in March of 204. This will increase the calue from $100,000 per acre to $200,000 per
		acre. If we were to include the current business occupying the land the current value
		would be 4.2 million. This property currently is on a septic system with a well. The 
		property is currently zoned as Business/Industriel and had been grand-fathered as far as
		the setbacks go. There are 3 highway access points on this 6.5 acres.
		The property adjacent to KGEZ is a solely owned corperation. The refinance is to acuire new
		signal strength for the transmitter. We are currently rated #1 as a radio station with age 
		demographics from 18-64.
		
		This note will be for a sum total of $600,00 which will sold in blocks of $25,000 with
		interest only for 12 months at 8%. If note is not paid in full within the first year, the rate
		will be increased of 10% There will be a final blalloon after the 24 months.
